Property Tax Tools: Free calculators for Australian property investors

Property Tax Tools provides free, web-based calculators that use current ATO and state government tax rates — negative gearing, capital gains tax, land tax by state, and rental yield. No signup. No paywalls.

Why we built this

Like many Australian property investors, we were spending too much time jumping between ATO pages, state revenue office PDFs, and spreadsheet tabs just to answer simple questions such as "what does this property really cost me after tax?"

Existing tools were usually locked behind paywalls, too simplified for real decisions, or designed mainly to collect leads. We built Property Tax Tools to be the practical alternative: free calculators, no signup wall, and transparent formulas that match official Australian sources.

How we keep rates current

We run a repeatable update process each financial year and whenever a material tax-rate change is published by the ATO or a state revenue office. Every calculator page includes a visible "last updated" date plus source links so you can verify where each rate came from.

If a source changes or an error is reported, we re-check the official publication, update the affected values, and log corrections through our public corrections workflow.

Who writes and reviews our content

Content is produced by the Property Tax Tools editorial team and checked against official ATO and state revenue office sources before publication. We publish source links and retrieval dates so readers can verify key rates and thresholds themselves.

We do not provide personal tax advice. Our role is to provide transparent calculation tools and plain-language explanations. If a page includes an error, we log and publish the fix under our corrections workflow.
